Here's how it works:

  • Please give us a call at (336) 768-5992. Office Manager Brenda Breining is in the office 9 to 2:30PM with messages checked regularly until 5PM (Monday-Friday) to answer any questions you may have. We serve a radius of 40 miles from Winston-Salem.

  • Arrange to have the utilities turned on and fuel available for the furnace (if applicable).

  • Familarize yourself with our Pre-Inspection Agreement, which gives you a firm understanding of what to expect. The Agreement must be signed before we can begin our inspection.

  • Meet us at the home, if possible, so you can accompany us on the inspection and see the process firsthand. For a single-family home, a normal inspection takes at least three hours and includes structural components such as foundation, floors, roof, ceilings, and stairways, physical elements (grounds, driveways, drainage systems, ventilation, fireplaces, chimneys, etc.), and mechanical systems such as plumbing and wiring, furnaces, air conditioners, and other major appliances.

  • We will give you a written report of the findings, and a photo record of our findings. You'll know what needs to be repaired or replaced.

  • Rates

    HOME INSPECTION FEES (based on heated space of main house).

  • Special for Condos on one level (under 1500 sq. ft.): $260.00

  • Small homes, under 1200 sq. feet: $300.00

  • 1200-1600 sq. feet: $325.00

  • 1601-2000 sq. feet: $350.00

  • 2001-2400 sq. feet: $375.00

  • 2401-2800 sq. feet: $400.00

  • 2801-3200 sq. feet: $425.00

  • --- Over 3200 sq. ft., the cost is $105, plus $.10 per sq. ft. of heated space.

    --- Add $75 for homes built between 1934-1959; Add $150 for homes built 1933 or earlier. These homes require more inspection time.

    --- Travel charge: over 30 miles (one way) from Winston-Salem ($50 for each round trip); over 40 miles, call for pricing.

    Structural letter for follow-up on adverse termite report is included. No extra charge.

    Inspections of one (1) detached, unheated outbuilding, and all children's play equipment are included. No extra charge.

    ADDITIONAL SERVICES

  • Home Seller's Inspection: This pre-listing inspection includes a special option for the potential buyer to review the inspection problems on site, with The Home Inspector, at a reduced cost--- 50% of the seller's inspection cost (see rates above)

  • Combustion Safety Inspection--including installation of the NSI3000 professional CO monitor and free follow-up for "alarm" events. $299

  • Installation ONLY of the NSI3000 Professional Carbon Monoxide monitor. Includes, at no extra cost, follow-up visit to determine the cause of an "alarm" event. $139

  • Homeowner's Repair Planning: Prepare your "to fix" list and we will inspect each problem, and consult with you how to proceed. Includes 60-day follow up to discuss estimates received. $139

  • Rental Property Safety Review for landlords. $140

  • Inspection of two or more outbuildings on property (call for pricing)

  • Radon test, Continuous Monitor or Alpha Track devices $120 (w/ inspection)/ $150 (test only) / $150 (w/ inspection and OUTSIDE local area)

  • Water bacteria sampling and lab test, when done with inspection $95

  • FHA / HUD water test panel (bacteria, lead, nitrates and nitrites): $150 (with home inspection), $180 (test only)

  • Short consultation, up to one hour, with report (Additional time over one hour is $100.00/hour) $125

  • Re-inspection to check on repairs done properly $125

  • Allergen Alert: a short home survey to look for potential allergens $250

  • Exhaustive evaluation of, e.g., HVAC, electrical, structural matters with disassembly and technically sophisticated testing $1500 and up, depending on what is done
